Short answer
Las Vegas may work as a retirement base, but no tax fact, home price, or 55+ label answers the question by itself. Price the whole life: federal and any California-source tax exposure, healthcare continuity, the actual home and address, insurance, a workable first-summer plan, realistic transportation, return trips to California, and ordinary Tuesdays. Choose rent-first or buy-now only when the evidence supports it.

Write down the life you want before touring countertops
Start with the life the move must support. Decide whether this is full-time, seasonal, or still genuinely undecided. List the California ties you expect to keep, how often friends or family may visit, the trips you would repeat, the maintenance you want to own, and what should still work if driving, mobility, energy, or caregiving changes. A tax advantage is not a floor plan.

Build a boringly complete retirement budget

Federal tax remains, and California residency, part-year status, California-source income, compensation, property, business, trust, and other facts can still matter. California's Publication 1100 also distinguishes retirement distributions from other income-sourcing questions. Put the actual facts in front of a qualified tax professional before treating a new address as a conclusion.
Build three versions of the budget: an expected month, a high-utility or high-travel month, and a disruption month with a major repair, medical travel, temporary lodging, or paid help. If the budget works only when nobody needs dental work and nobody visits from California, it is a brochure, not a plan.
Retirement or reduced work may support a request for Social Security to reconsider an income-related Medicare premium adjustment in some situations. That review is not automatic. Use the current official process, applicable evidence, and the agency's decision.

Put healthcare before the ZIP code

Do not infer eligibility from a listing or a conversation. For any HOA, review the current budget, financial statements, reserve information, insurance, assessments, litigation or judgments, rules, modification process, and resale package with the appropriate professionals.
Walk the exact home from the car through every routine. Check steps, thresholds, handrails, lighting, floor transitions, bathroom layout, doors, parking, mailbox, trash, shade, afternoon exposure, windows, HVAC records, maintenance responsibility, guest access, deliveries, pets, and the route to recurring appointments. The adjective 'single-story' has never repaired a sun-baked air conditioner.
Treat summer as household infrastructure

Inspect the exact system and service history, understand who is responsible for repairs, and choose a backup cooling destination with transportation that still works during an outage. Use current National Weather Service warnings and heat actions. Older adults and people with some health conditions or medications can face greater heat risk, but individual instructions belong with a clinician. Verify water, utilities, and insurance by address
