The next layer of the move

Where the budget can change again

The modeled difference stops before the assumptions get personal. These are the next lines that can materially change it once you have actual quotes.

01

Actual housing

A different purchase price, mortgage, HOA, special assessment, or insurance quote can matter more than the rate comparison.

02

Everyday spending

The selected Nevada sales/use rate is 1.38 percentage points lower than the selected California rate. Add taxable spending in Advanced to price it.

03

Utilities, cars & coverage

Compare address-specific electricity, water, internet, home and auto insurance, registration, and summer usage, not statewide averages.

04

The LA tether

Return trips, airport runs, storage, and a transition period can absorb part of the difference. Price the life you will actually live.

Assumptions

  • Quick mode treats entered W-2 salary as a federal- and California-AGI proxy, applies the standard deduction and high-AGI-limited basic exemption credit, and approximates the official 2025 tax table with the published marginal schedule.
  • Quick mode applies the same entered home price on both sides; selected Los Angeles County city property-tax rates are planning medians, other California places use BOE county-average planning proxies, and Nevada price is used as a proxy for taxable value.
  • The California selector covers all 546 city and county jurisdiction rows in CDTFA's July 2026 table; five generic county rows without a published numeric value require the official address lookup before transfer to Advanced.
  • Published jurisdiction rates are still not address guarantees; the exact CDTFA address result controls when district boundaries or rates differ.
  • Nevada individual income tax is modeled as zero; other taxes remain.

Not included

  • Federal tax
  • dependents, itemized deductions, and credits beyond the basic exemption credit
  • Detailed characterization and sourcing of California income after moving
  • equity/deferred compensation
  • business, self-employment, investment, and part-year residency analysis
  • Direct assessments, special district charges, abatements, insurance, HOA, utilities, financing, and closing costs
