First decide whether the geography works
Pahrump sits west of the Spring Mountains along State Route 160. It is a separate community and housing market, not an outer Las Vegas neighborhood. A household relying on Las Vegas work, airport, specialists, schools, entertainment, or relationships should drive the exact route at realistic times and build a disruption plan for weather, incidents, appointments, and late returns.

Verify water and wastewater parcel by parcel
The Town of Pahrump lists multiple water and wastewater providers and publishes a service-area map. Nye County also explains that properties can use private domestic wells, onsite wastewater systems, public water, or public sewer. Begin with the parcel and provider map; do not infer service from the nearest pipe, a neighbor, or the listing description. Citations: 45
For a private well, obtain the well log, parcel match, water-right or relinquishment records where applicable, permits, pump and equipment history, yield and recovery evidence, water-quality testing, power needs, storage, maintenance, and qualified inspection. Read roads, drainage, permits, and zoning as property systems
Nye County's Pahrump master plan addresses land use, transportation, infrastructure, sewage, drainage, utilities, public facilities, and growth policy. A plan provides context, not a property certificate. Confirm the parcel's zoning, legal access, road maintenance, driveway, drainage and flood information, permits, code history, easements, dust or soil concerns, and intended use through current county records. Price ownership with private-system reserves
- Obtain address-specific home and vehicle insurance quotes before the purchase timeline becomes tight.
- Price power, cooling, water or well electricity, water treatment, septic service, waste, propane or gas if applicable, and broadband.
- Create repair reserves for well pump, pressure tank, treatment, septic, HVAC, roof, road or driveway, fencing, drainage, and outbuildings as applicable.

- Keep Las Vegas return travel in both time and vehicle-cost budgets.
Use a property file that can survive closing
The property file should include parcel and title records, survey if obtained, zoning and intended-use answers, permits, water and wastewater evidence, well and septic inspections, utility confirmations, broadband availability and installation, road and access documents, drainage and flood research, insurance, tax, contractor estimates, and unresolved items with owners and deadlines.

Is Pahrump a Las Vegas suburb?
Treat it as a separate Nye County community and housing market. The State Route 160 connection to Las Vegas can matter, but work, care, services, and daily routines require their own route tests.
Does every Pahrump home use a private well and septic system?
No. The Town lists multiple public water and wastewater providers, while some parcels use private wells, onsite wastewater, or both. Verify the exact parcel through current official records.
Does a well log prove the well works today?
