Start with the city, not the mailing label

North Las Vegas is an incorporated city with its own police, utilities, planning, permitting, parks, libraries, and municipal records. Confirm that a candidate parcel is inside the city boundary, then use city sources. A postal name and a freeway exit are not a jurisdictional analysis.

Census QuickFacts estimates 296,653 residents on July 1, 2025 and reports 88,909 households in the 2020–2024 ACS period. The same survey reports a 63.6% owner-occupied rate, a $404,400 owner-reported median home value, and a 26.7-minute mean commute. Housing is mostly detached, but the stock is not one age or form

Clark County Assessor counted 98,245 North Las Vegas housing units as of July 1, 2024: 73,474 detached, 23,320 attached, 37 secured manufactured, and 1,414 unsecured manufactured units. That administrative count describes stock by category; it does not say what is for sale, rentable, permitted, insured, conditioned, or appropriate for a household. Citations: 2

For each property, review year and permits, roof and cooling systems, solar agreement, pool and landscape, drainage, HOA and assessments, title and parcel, nearby land use, insurance quote, utility provider, and realistic routes. New construction adds builder, phase, amenity, completion, warranty, tax, and district questions.

Read Tule Springs East as a plan

The city describes Tule Springs East as a roughly 6,500-acre long-range planning area. Its adopted plan estimates capacity for about 32,100 homes and 73,600 jobs excluding the UNLV North Campus area, with development extending over decades. Capacity is not a construction schedule, and a planned road, school, campus, employer, shop, or park is not present until current evidence says it is. Citations: 56

For a growth-area home, identify what is complete and open, under construction, entitled, funded, merely planned, or unknown. Price the home using today's routes and services. Future convenience is lovely; it cannot pick up the prescription tonight.

Confirm city utilities and exact-address services

The City of North Las Vegas handles water and wastewater account requests for applicable addresses and explains its garbage-billing arrangement. NV Energy, gas availability, broadband, school assignment, and other services remain provider- and address-specific. Start with the city service request, then verify every provider against the parcel and lease or closing file. Citations: 789

  • Confirm jurisdiction, parcel, zoning, planned land use, permits, and nearby projects.
  • Drive work, airport, care, school if relevant, grocery, recreation, and evening-return routes at realistic times.

No. It is an incorporated city with its own municipal government, police, utilities, planning, permitting, and services. Confirm the parcel rather than relying on a mailing address.

Are the Tule Springs East homes and jobs already built?

No. The cited figures are long-range estimated development capacity in an official area plan. Verify each road, service, amenity, campus, employer, and phase as built, funded, under construction, planned, or unknown.

Does the citywide median value describe current home prices?

No. Census QuickFacts reports an owner-reported ACS estimate across a multi-year period. It is not current inventory, a sale-price median, an appraisal, or evidence about one property.
